Genie Senior Services franchise unit economics
Genie Senior Services franchisees run senior transition businesses that sell downsizing, decluttering, estate cleanout and relocation services on site at customers' homes.
Genie Senior Services franchise at a glance
Genie Senior Services’ 2026 FDD, issued 24 February 2026, makes no financial performance representation in Item 19, so it gives no sales or profit figure. A Genie Senior Services franchise costs $92,500 to $121,100 to open in a single territory.
- A Genie Senior Services franchise pays a $60,000 initial franchise fee for one territory of about 250,000 people, $100,000 for two and $120,000 for three bought together.
- Genie Senior Services charges a royalty of 10% of gross sales, with a minimum of $500 a month for one territory from the 13th month after opening.
- Genie Senior Services requires each owner to spend the greater of 5% of monthly gross sales or $500 a territory a month on local marketing.
- Genie Senior Services charges a technology fee of $250 a month, which it may raise to no more than $500, and reserves a brand development fund of up to 2% that it does not currently charge.
- Genie Senior Services had no franchised or company-owned US outlets at the end of 2023, 2024 or 2025, and projects two franchised openings, in Arizona and Florida.
These figures come from Genie Senior Services's 2026 Franchise Disclosure Document, as the brand reported them, and were read by Averan Advisors.

Talk to Averan → Averan Genie Senior Services Conversion Package →- Item 19 contains no financial performance representation. The franchisor states that it does not make representations about future or past financial performance of company-owned or franchised outlets. A buyer of an existing outlet may be given that outlet’s actual records.
- The royalty is 10% of gross sales and local marketing spend is at least 5%. Together that is 15%* of gross sales. The brand development fund of up to 2% is not currently charged, and the technology fee is $250 a month, or $3,000* a year.
- Each percentage charge has a monthly minimum of $500 for one territory. The royalty minimum starts after the first 12 months from opening and equals 10% of $60,000* of yearly sales. The local marketing minimum applies from the start and equals 5% of $120,000* of yearly sales.
- The $60,000 initial franchise fee is 64.9%* of the low cost-to-open estimate and 49.5%* of the high one. Item 7 assumes a home-based office and a leased service vehicle, and includes $15,000 to $30,000 of additional funds for the first three months.
- The US franchisor had no outlets, no revenue and total assets of $862 at December 31, 2025. It was formed on March 26, 2025 and began offering US franchises on June 2, 2025. An affiliate has offered Genie Senior Services franchises in Canada since August 2021, and a predecessor did so from January 2014.
Revenue
What the Genie Senior Services FDD discloses about revenue
The FDD makes no financial performance representation. Item 19 states that the franchisor does not make any representations about a franchisee’s future financial performance or the past financial performance of company-owned or franchised outlets. The FDD gives no average revenue, median, range or profit figure for any business.
A buyer of an existing outlet may receive that outlet’s records. Item 19 says that if you are purchasing an existing outlet, the franchisor may provide you with the actual records of that outlet.
The US system had no outlets through 2025. Item 20 shows zero franchised and zero company-owned outlets at the start and end of 2023, 2024 and 2025, and Exhibit F states there are no franchisees to report.
The Canadian business is outside these figures. Item 1 says an affiliate, Hayes Jooste Ventures Ltd., has offered franchises in Canada since August 2021, and a predecessor did so from January 2014. Item 7 says the cost estimates draw on the affiliate’s experience in Canada. The FDD gives no Canadian sales figures.
The franchisor reported no revenue for the period from March 26 to December 31, 2025. Its audited statements show operating expenses of $7,718, a net loss of $7,718, total assets of $862 and a stockholders’ deficit of $4,418 at December 31, 2025. These are the franchisor’s figures, not a franchisee’s. The FDD’s state risk page says the franchisor’s financial condition calls into question its financial ability to provide services and support.
Territories
Fees by number of territories
| Territories | Initial fee per territory | Initial fee, total | Minimum royalty a month | Minimum local marketing a month |
|---|---|---|---|---|
| 1 | $60,000 | $60,000 | $500 | $500 |
| 2 | $50,000 | $100,000 | $1,000 | $1,000* |
| 3 | $40,000 | $120,000 | $1,500 | $1,500* |
Source: Genie Senior Services FDD, Items 5 and 6. The local marketing minimum is printed as $500 a territory a month; the two- and three-territory amounts are Averan calculations from that rate. The royalty minimum is not imposed during the first 12 months after opening.
Item 19 does not report results by business, territory or year. With no financial performance representation and no US outlets, the FDD gives no way to compare higher- and lower-revenue businesses. What it does set out is how the fees change with the number of territories.
Each territory covers about 250,000 people. Item 12 says population is counted in aggregate, without regard to demographics or age. Additional territories bought at signing are added to one operating territory under one franchise agreement.
Three territories bought together cost $120,000, against $180,000* at the single-territory fee. The discounts apply only to agreements signed at the same time. The royalty minimum rises with the count, to $1,500 a month, or $18,000* a year, for three territories.
The territory is not exclusive. Item 12 says the franchisor will not open or grant another Genie Senior Services business inside the operating territory while the owner is not in default. It does reserve rights there, including serving corporate accounts such as senior living centers and hospitals.

| Royalty and local marketing together | 15% of gross sales* |
Source: Genie Senior Services FDD, Item 6 and its notes. The yearly amounts and the 15% total are Averan calculations. With no sales figure in Item 19, the charges cannot be stated as a share of an average business’s sales. Item 6 also lists reporting, operations and payment non-compliance fees, interest at 18% a year, and audit and collection cost reimbursements.
The royalty is 10% of gross sales at every sales level. It is collected twice a month. From the 13th month after opening, if a month’s royalties come to less than $500 for one territory, the franchisee pays the difference as a supplemental royalty. 10% of sales reaches $500 a month at $5,000* of monthly sales, or $60,000* a year.
Local marketing is spent by the franchisee, not paid to the franchisor. Note 5 to Item 6 sets it at the greater of 5% of monthly gross sales or $500 a territory a month, on pre-approved marketing inside the territory. 5% of sales reaches $500 a month at $10,000* of monthly sales, or $120,000* a year.
From month 13, a one-territory business pays or spends at least $15,000* a year on royalty, local marketing and technology. That is $6,000* of minimum royalty, $6,000* of minimum local marketing and $3,000* of technology fees. Above $120,000* of yearly sales, both percentage charges run at their rates, 15%* of sales together.
The FDD gives two different caps for advertising cooperative payments. The Item 6 table shows up to 5% of monthly gross sales or $500 a territory, while Note 6 and Item 11 say contributions will not exceed 2% of monthly gross revenue. Either way, cooperative payments count toward the local marketing requirement.

Source: Genie Senior Services FDD, Item 7, Table A. The lines add to the printed totals. Item 7 says the estimates draw on the experience of the franchisor’s affiliate in Canada.
A single territory costs $92,500 to $121,100 to open. The $60,000 initial franchise fee is the largest line, at 64.9%* of the low estimate and 49.5%* of the high one. Additional funds for three months, $15,000 to $30,000, is the next largest.
Item 7 assumes the business runs from a home office. It includes no real estate, and notes that leasing an administrative office or operations center would raise the cost. A storage unit of 100 to 500 square feet is recommended, at up to $600.
The service vehicle line covers three months of lease payments. The vehicle must be branded and wrapped, no older than two model years, and the FDD names 1/2 ton and 3/4 ton trucks and enclosed cargo trailers as typical. The lease payments continue after opening.
Two or three territories cost $132,500 to $181,100 to open. Table B adds the single-territory costs other than the franchise fee, $32,500 to $61,100, to an initial fee of $100,000 to $120,000.
Item 11 estimates one to three months from signing to opening. The franchise agreement requires the business to open within 120 days of signing.

Genie Senior Services had no US outlets at December 31, 2025. Item 20 shows zero franchised and zero company-owned outlets in each of the three years, and no transfers.
The franchisor projects two franchised openings in the next fiscal year. Table 5 shows one each in Arizona and Florida, with no signed agreements for outlets not yet open.
The US franchisor was formed on March 26, 2025 and began offering franchises on June 2, 2025. Its parent is 1535780 B.C. Ltd., and the Genie Senior Services trademark is owned by its Canadian affiliate. The state risk page notes a short operating history and that the primary trademark is not federally registered.
The franchise term is 10 years. Renewal carries a fee of 25% of the then-current initial franchise fee.
