The three company-owned spas averaged $710,006 of total sales in 2025. The median was $656,306. Item 19 gives the figures for calendar 2025 and states that they were compiled from data received from the three franchisor-owned outlets. Item 1 says an affiliate, Brentwood Spa Inc., has operated the spas since 2022.
Item 19 publishes no cost, wage or profit figures. It defines gross profit margin on products and on services, but the table prints no gross profit figure. It states that operating costs such as wages, commissions, rent, utilities and administrative costs must be deducted from gross revenue to arrive at net income.
No franchised spa had opened by the end of 2025. Item 19 includes the line that some franchise partners have earned this amount, while Item 20 shows no franchised outlets in any of the three years. The figures describe spas run by the franchisor’s affiliate.
All three spas were open for the whole of 2025. Item 20 shows two company-owned spas opened in 2023, one in California and one in Nebraska, and a second Nebraska spa opened in 2024.

Source: Skin Experts by Brentwood Spa 2026 FDD, Item 19. Item 19 does not say whether each figure is averaged over all invoices or over the invoices that included that line.
Membership has the highest average sale per invoice at all three spas. Lincoln’s membership figure, $218.20, is the highest of the three, and Shadow Lake’s, $162.92, the lowest.
The four line figures cannot be added together. At Shadow Lake they sum to $371.88*, while total sales divided by invoices is $95.91*. That suggests each figure is averaged over the invoices that included the line, but Item 19 does not say so.
Total sales per invoice was $95.91* at Shadow Lake, $108.14* at Lincoln and $109.30* at Brentwood. Shadow Lake had the highest add-on service figure, $41.04, and the lowest product, package and membership figures of the three.

Source: Item 19 for total sales, invoices and new guests; Item 6 and Item 11 for the charges. Every column after total sales is an Averan calculation. The average row uses the three spas’ combined sales, invoices and new guests.
Brentwood sold $351,008* more than Shadow Lake in 2025 with 25* more new guests. Brentwood had 2,494* more invoices. It had 7.08* invoices per new guest against 5.07* at Shadow Lake, and $109.30* of sales per invoice against $95.91*.
Lincoln had the fewest new guests, 955, and the second-highest sales. Its 6,069 invoices came to 6.35* per new guest, and its sales per invoice was $108.14*.
The franchise agreement sets minimum gross sales of $300,000, $400,000, $500,000 and $600,000 for the first four 12-month periods. After that the $600,000 rises by 5% a year, compounded, until year ten. Brentwood and Lincoln sold more than $600,000 in 2025; Shadow Lake sold $38,648* less. A franchisee that misses a requirement may have its protected territory reduced or removed.
Brand charges
Brand charges
| Charge | Amount | A year | % of $710,006 average |
|---|---|---|---|
| Continuing Fee, paid to the franchisor | $1,500 a month, raised each January by the prior year’s inflation (CPI) | $18,000* | 2.54%* |
| Local and online marketing, paid to suppliers | $3,500 a month, at least $2,000 of it digital | $42,000* | 5.92%* |
| Zenoti processing fee | $50 a month | $600 | 0.08%* |
| General Branding Fund | Up to 2% of gross sales, not implemented as of the issuance date | $0 today, $14,200* at 2% | 0% today, 2% if implemented |
| Annual convention | $500 to $1,000 per franchise agreement, if held, whether or not you attend | $500 to $1,000 | Not included |
| Total required today, including local marketing and the Zenoti fee | $5,050* a month | $60,600* | 8.54%* |
Source: Skin Experts by Brentwood Spa 2026 FDD, Item 6, Item 7 and Item 11. Annual amounts and percentages are Averan calculations. A regional branding cooperative is also allowed, at a pro rata share of costs, if 75% of franchises in a region consent; none is in place.
The brand charges a flat Continuing Fee of $1,500 a month, not a percentage of sales. It is raised on January 1 each year by the previous year’s inflation rate, measured by the Consumer Price Index. It is paid monthly, from the month the spa opens.
Franchisees must spend $3,500 a month on local and online marketing. At least $2,000 of it must go to digital marketing, such as Google search and Instagram. The rest can go to local publications, mall advertising and other channels in the brand’s Local and Online Marketing Policy.
Because the required charges are fixed, their share of sales falls as sales rise. The $60,600* a year is 10.80%* of Shadow Lake’s 2025 sales and 6.64%* of Brentwood’s. At the $300,000 year-one minimum it would be 20.20%* of sales.
The General Branding Fund can be set at up to 2% of gross sales. It had not been implemented as of the issuance date. At 2% of the $710,006 average it would add $14,200* a year and bring the amount paid to the brand to $32,200*, 4.54%* of the average.
Other Item 6 charges arise at set points. They include a $25,000 transfer fee, a $10,000 relocation fee, a renewal fee of the greater of $10,000 or 20% of the then-current initial franchise fee, and $500 to $1,500 for additional training. Franchisees also buy QUL products, equipment and devices from the franchisor’s affiliates.

All other lines (Averan sum*) covers training travel, computer hardware and software, supplies, insurance, utility deposits, licenses and permits, additional funds, the Zenoti fee and the on-site evaluation fee. Item 5 sets the initial franchise fee at $44,500 for a new location and $39,500 for a conversion; Item 7 prints $39,500 as the new-spa low and $34,500 as the conversion low without a stated reason.
A new spa costs $477,700 to $729,200 to open, according to Item 7. A conversion of an existing spa costs $367,200 to $584,200. Construction and remodeling is the largest line in both: $250,000 to $375,000 for a new spa and $150,000 to $250,000 for a conversion.
Three of the four printed totals are higher than the sum of their lines. The new-spa lines add to $477,200* and $728,200*, and the conversion low lines to $366,700*. The conversion high adds to the printed $584,200.
The initial franchise fee is $44,500 for a new location and $39,500 for a conversion. A franchisee opening 2 to 4 units has $10,000 deducted from each fee, and 5 to 8 units $15,000. Item 5 states the franchisor sold no franchises in its last fiscal year.
Item 7 covers the first three months of operation. The wages line excludes any salary paid to the owner. Item 7 also states that franchisees need opening working capital of about $20,000 to $50,000.
Item 11 puts the typical time from signing to opening at 6 to 12 months. If the spa has not opened by the end of the 12th full month, either side may terminate and no part of the initial franchise fee is returned.
