Heaven's Best franchise unit economics
Heaven's Best franchisees run home-based carpet cleaning businesses that sell residential and commercial carpet, flooring and upholstery cleaning and restoration.
Heaven's Best franchise at a glance
Heaven's Best’s 2026 FDD, issued 14 January 2026, makes no financial performance representation in Item 19, so it gives no sales or profit figure. A Heaven’s Best franchise costs $55,960 to $110,100 to open, including a $36,000 to $41,900 initial franchise fee that covers the equipment package.
- Heaven’s Best charges a royalty of $300 a month per territory of up to 200,000 people, plus $1.50 a month for each 1,000 people above 200,000. The royalty is not a percentage of sales.
- Heaven’s Best also charges a website and software fee, currently $200 to $700 a month. An advertising fee of up to $100 a month is reserved but not currently collected.
- On Averan’s reading, royalty plus the website and software fee come to $6,000 to $12,000 a year* on a territory of up to 200,000 people.
- Heaven’s Best had 430 franchised territories and 2 affiliate-owned territories at September 30, 2025, up from 416 franchised territories at the start of fiscal 2023.
These figures come from Heaven's Best's 2026 Franchise Disclosure Document, as the brand reported them, and were read by Averan Advisors. The $6,000 to $12,000 a year is an Averan calculation: the $300 monthly royalty times 12 ($3,600), plus the $200 to $700 monthly website and software fee times 12 ($2,400 to $8,400).

Talk to Averan → Averan Heaven’s Best Conversion Package →- Heaven’s Best publishes no Item 19. The FDD makes no financial performance representation about franchised or affiliate-owned outlets. This page reports no revenue or profit figures for that reason.
- The royalty is a fixed $300 a month per territory of up to 200,000 people. Above 200,000 people it rises by $1.50 a month for each additional 1,000 people. The amount does not change with sales, and the franchisor may raise it by up to 10% a year.
- Both parts of the royalty equal $18 per 1,000 people a year*. A 150,000-person territory pays the same $3,600 a year* as a 200,000-person one. That is $24 per 1,000 people*, or 33.3% more per person*.
- The website and software fee is currently $200 to $700 a month. That is $2,400 to $8,400 a year*. The franchisor or its approved vendor may raise it on 30 days’ notice, and the FDD sets no cap on increases.
- Franchised territories went from 416 at the start of fiscal 2023 to 430 at September 30, 2025. Over the three years 31 territories opened and 14 were terminated*. In fiscal 2025, 40 territories transferred to new owners, 15 of them in Nevada.
Revenue
What the Heaven’s Best FDD discloses about revenue
The 2026 Heaven’s Best FDD makes no financial performance representation. Item 19 states that the franchisor makes no representations about future financial performance or about the past performance of franchised or company-owned outlets, and does not authorize its staff to make any. There is no average, median or profit figure to report.
A buyer of an existing territory may receive that territory’s actual records. Item 19 allows the franchisor to provide the records of an outlet a buyer is considering purchasing. Item 20 lists current and former franchisees, who are another source of figures.
Franchisees report sales to the franchisor every month. Item 6 requires an itemized report of sales and revenue for the previous month with each royalty payment, so the franchisor receives sales data even though the royalty is not calculated from it.
The FDD gives no figure for wages, supplies, vehicle costs or owner income. Item 7 notes that an owner should plan on other sources of income to cover living expenses during the opening phase.
Royalty by territory
Royalty by territory population
| Territory population | Royalty a month | Royalty a year | Per 1,000 people a year |
|---|---|---|---|
| 150,000 | $300 | $3,600* | $24.00* |
| 200,000 | $300 | $3,600* | $18.00* |
| 300,000 | $450* | $5,400* | $18.00* |
| 400,000 | $600* | $7,200* | $18.00* |
| 500,000 | $750* | $9,000* | $18.00* |
Source: Heaven’s Best 2026 FDD, Item 6: $300 a month per territory up to 200,000 persons of population, plus $1.50 a month for every 1,000 persons above 200,000. The royalty is charged for each territory held and may rise by up to 10% a year.
Item 19 does not split territories by revenue, so this page shows how the royalty changes with territory size. The FDD says a typical territory has about 150,000 to 200,000 people, and the territory is defined by county or city borders, ZIP codes or physical markers.
The royalty per person is the same at every size from 200,000 people upward. $300 a month across 200,000 people is $18 per 1,000 people a year*, and $1.50 a month per 1,000 people is also $18 a year*. Below 200,000 people the $300 base still applies, so a 150,000-person territory pays $24 per 1,000 people*.
Franchisees who bought before 2019 pay varying royalty rates. Item 6 says the franchisor raised the royalty in 2019 and intends to raise it from time to time for new franchisees. The table above applies to the current rate.
Territories sold before 2018 were based on 50,000 households. The predecessor, M-CO, Inc., and its state master franchisees sold territories on that standard. Item 20 restates all counts on the current 150,000 to 200,000 person standard, so the number of territories counted may differ from the number in some older agreements.

Source: Heaven’s Best 2026 FDD, Item 5 and Item 6. Veterans receive a $1,000 discount on the first territory. Late payments carry 1.5% a month plus a $50 service fee.
No Heaven’s Best fee is a percentage of sales. The royalty depends on territory population, and the website and software fee is a monthly dollar amount. Without an Item 19 revenue figure, Averan cannot express these charges as a share of sales.
Royalty plus the website and software fee come to $6,000 to $12,000 a year* on a territory of up to 200,000 people. That is $3,600 of royalty* plus $2,400 to $8,400* of website and software fees. If the advertising fee were collected at $100 a month and a regional fund were voted at $1,000 a year, the total would reach $14,200 a year*.
The website and software fee covers the website, online marketing platform and customer management software. It may be paid to the franchisor or to an approved vendor, and either may raise it on 30 days’ notice. The royalty may rise by up to 10% a year.
A second territory bought later costs $1,900 less* than one bought at the same time as the first. The concurrent price is $19,900 and the later price for a franchisee in good standing is $18,000, in both cases without a second equipment package. Those are 47.5% and 43.0%* of the $41,900 Schedule A fee. Each territory pays its own royalty.
Franchisees must buy certain proprietary cleaning supplies from the franchisor or its affiliate. Item 6 lists product purchases at the franchisor’s price list and recommends keeping at least a 30-day supply.

Source: Heaven’s Best 2026 FDD, Item 7. The lines as printed add to $55,900 and $112,100*, which differ from the stated totals by $60 and $2,000*.
The FDD estimates $55,960 to $110,100 to open a Heaven’s Best franchise. Of that, $36,000 to $41,900 is paid to the franchisor or its affiliate. The FDD assumes the business runs from the owner’s home, using about 300 to 500 square feet, half of it for equipment storage.
The initial franchise fee includes the equipment and inventory package. Schedule A, at $41,900, includes carpet, tile, hardwood and upholstery equipment and enough cleaning products for 3 to 6 months. Schedule B, at $36,000, is the same package without the tile equipment and its trifold ramp, a difference of $5,900*.
The vehicle line runs from $12,000 to $35,000. That $23,000 range is 42.5%* of the $54,140* gap between the low and high totals. Item 7 says the figure depends on whether the owner already has an approved vehicle.
The FDD recommends at least $10,000 of working capital. The additional funds line of $5,000 to $15,000 covers about 3 to 6 months. The franchisor partly finances the initial franchise fee and finances none of the other lines.
Opening typically takes about 30 to 90 days from signing. The franchisee must open within 180 days of signing or 30 days after completing initial training, whichever comes first. The franchise term is 5 years, renewable for further 5-year periods with no renewal fee.

Source: Heaven’s Best 2026 FDD, Item 20, Tables 1, 2 and 3. Counts are stated on the current 150,000 to 200,000 person territory standard.
Heaven’s Best had 430 franchised territories at September 30, 2025, 14 more than the 416 at the start of fiscal 2023*. That is a 3.4% increase*. The count rose by 4 in 2023, fell by 1 in 2024 and rose by 11 in 2025.
In fiscal 2025, 16 territories opened and 2 were terminated. One territory was reacquired and 2 ceased operations for other reasons. One of the 2025 openings, in Alaska, is footnoted as an adjustment for population growth in an existing franchisee’s territory.
No non-renewals were reported in any of the three years. Terminations were 7 in 2023, 5 in 2024 and 2 in 2025. In 2023 Wisconsin had 6 openings and 6 terminations, and in 2024 Virginia had 4 of each.
40 territories transferred to new owners in fiscal 2025, compared with 21 in 2024 and 6 in 2023. The 2025 transfers equal 9.5%* of the 419 territories at the start of the year. Nevada accounted for 15 of them and Wisconsin for 7.
The first 2 affiliate-owned territories appeared in 2025. One opened and one came under common control in April 2025, when the franchised business of Child Enterprises, Inc. east of Sacramento, California became an affiliate. Total outlets were 432 at September 30, 2025. No agreements were signed but not opened, and the franchisor projects 2 new franchised territories in fiscal 2026, both in California.
